BUILDING PERMIT AND VARIANCE PROCESS



1.0 Application for building permit without variances.

1.1 Applicant shall apply to the Deputy Zoning Administrator or the Zoning Administrator for the appropriate forms, instructions and zoning rules.

1.2 The Deputy Zoning Administrator or the Zoning Administrator will advise the applicant as to how to fill out the forms and issue the building permit.

1.3 The Deputy Zoning Administrator or the Zoning Administrator shall forward a copy of the approved building permit to the Riverview Town Clerk for record keeping.

1.4 Thirty days after notification of approval the applicant can begin construction.



2.0 Application for building permit with variances.

2.1 Applicant shall apply to the Deputy Zoning Administrator, the Assistant Zoning Administrator or the Zoning Administrator for the appropriate forms, instructions and zoning rules.

2.2 The Deputy Zoning Administrator, the Assistant Zoning Administrator or the Zoning Administrator will advise the applicant as to how to fill out the forms and to forward the completed application to the Riverview Town Clerk.

2.3 The Town Clerk shall forward the application to the Town of Riverview Land Use Planning Commission .

2.4 The Land Use Planning Commission shall review the application, ensure compliance with codes and the land use plan, resolve any questions and forward the application to the Riverview Town Board with recommendations for approval or denial.

2.5 The town board shall approve or deny the application and forward the application to the Zoning Administrator with a recommendation for approval or denial.

2.6 The Zoning Administrator shall advise the application of the recommendations and schedule the necessary hearing to complete the process.

2.7 Upon completion of the hearing process the Zoning Administrator shall advise the applicant of approval or additional action needed to gain approval.

2.8 Thirty days after final approval the applicant can begin construction.



3.0 Application for land division.

3.1 Applicant shall apply to the Deputy Zoning Administrator, the Assistant Zoning Administrator or the Zoning Administrator for the appropriate forms, instructions, and land division rules.

3.2 The Deputy Zoning Administrator, the Assistant Zoning Administrator or the Zoning Administrator will advise the applicant as to how to fill out the forms and to forward the completed application to the Riverview Town Clerk.

3.3 The Town Clerk shall forward the application to the Town of Riverview Land Use Planning Commission .

3.4 The Land Use Planning Commission shall review the application, ensure compliance with codes and the land use plan, resolve any questions, and forward the application to the Riverview Town Board with a recommendation for approval or denial.

3.5 The town board shall approve or deny the application and forward the application to the Zoning Administrator with a recommendation for approval of denial.

3.6 The Zoning Administrator shall advise the application of the recommendations and complete land division process.



4.0 Application for land consolidation.

4.1 Application shall apply to the Deputy Zoning Administrator, the Assistant Zoning Administrator or the Zoning Administrator for the appropriate forms, instructions and land consolidation rules.

4.2 The Deputy Zoning Administrator, the Assistant Zoning Administrator or the Zoning Administrator will advise the applicant as to how to fill out the forms and to forward the application to the Riverview Town Clerk.

4.3 The Town Clerk shall forward the application to the Town of Riverview Land use Planning Commission.

4.4 The Land Use Planning Commission shall review the application, ensure compliance with codes and the land use plan, resolve any questions and forward the application to the Riverview Town Board with a recommendation for approval or denial.

4.5 The town board shall approve or deny the application and forward the application to the Zoning Administrator with a recommendation for approval of denial.

4.6 The Zoning Administrator shall advise the applicant of the recommendations and complete land consolidation process.
